Welcome to @casabungo, our laid back beach bungalow in Montauk. We have prepared the following ‘House Manual’ to help you enjoy your stay. Of course, feel free to contact us directly if you have any questions as you prepare for your upcoming trip, or if something comes up during your stay.

Check In
Directions Upon arrival into town on Hwy 27:
Take a LEFT at the town circle onto Edgemere Street
Proceed ½ mile on Edgemere Street; house will be on your right. Number 98.
Look for white mailbox at the foot of our gravel driveway.
The house was recently painted white with salmon-pink door & shutters! It’s hard to miss!
Parking
The driveway can accommodate two cars. Street parking is prohibited. Please do not block any part of the road or shoulder at any time.
Key Pad / Self Check In
Check in time is 4 pm.
Access the house using a 4-Digit User Code. We will provide you with the code prior to your arrival.
To Unlock:
1. Enter the 4 digit code.
2. Press the “Lock/Unlock” button.
To Lock Up:
1. Close the door.
2. Press the “Lock/Unlock” button.
If the key pad malfunctions:
Don’t fret! We have a spare hide-a-key nearby. Just text us right away at 631-644-6844.
Most likely the lock just needs 4 new AAA batteries…

Internet / WiFi
Network Name: Studio MTK Guest

Our high-speed internet router is located in the living room. If you experience connectivity issues, please unplug, wait 5 seconds and then plug back in.
Stereo / Record Player / Records
A wireless Bluetooth stereo / Record Player is located in the living room. To connect to your phone or laptop (for Spotify, Apple Music, etc):
ensure your device’s Bluetooth is enabled
turn on the record player (blue lights will flash while pairing)
wait for your device to recognize CROSLEY CR6043A; select it to pair.
Or just kick back old school and enjoy our selection of vinyl records. Please be kind and treat the turntable and needle delicately and place all records back in their correct sleeves.
Heating & Cooling
An A/C unit is installed in the living room. Please be mindful of usage, and ensure the unit is turned OFF when you leave or check out. Fans are provided for the bedrooms if needed.
The NEST thermostat in the hallway outside the bathroom only controls the heat and is turned OFF during the Summer. Please do not try to cool the house using the thermostat, as it will cause the system to malfunction.
Throughout the ‘offseason’, we provide a high quality plug in radiator as well to help heat the large front room on the colder days and nights.
Circuit Breaker
The circuit breaker is located behind the yellow painting in the bedroom. If you blow a fuse and lose power due to use of the A/C, space heater or hair dryer, please don’t fret, it’s just a flipped switch.
Bathroom
For proper ventilation, please keep the bathroom window open throughout the Summer, but especially during and after showers. Body soap and hand soap will be provided. Please provide your own shampoo and conditioner.
Septic / Toilet
We require that guests flush only toilet paper in the toilet. If any foreign items enter the waste pipes and septic system, they will likely clog the waste pipe, cause the septic system to fail and leave you without a working bathroom.
Nothing other than toilet paper in the toilet. Guests are liable for the cost to fix/repair any bathroom plumbing/septic issues that may arise at any point during their stay. We apologize for the bold type, but we cannot stress this house rule enough.
Kitchen
The kitchen is fully stocked with pots, pans, bowls, cups, glasses, cutting boards, knives and utensils for cooking and serving. There is a toaster, drip coffee maker, french press and blender available as well.
The fridge and pantry will be delivered mostly empty, as our house cleaners have been instructed to remove any perishable items. Please arrive at the house and see what we have before making your first grocery run, or shop ahead and bring what you think you’ll need, including basics such as cooking oils, salt, pepper, herbs and spices.
Household Supplies
We will provide a few rolls of toilet paper and paper towels to get you started. Replacements, if needed, can be purchased at the IGA or 7-11 in town. Trash bags and cleaning supplies are located beneath the kitchen sink. Coffee filters are located in the pantry.
Laundry
Feel free to use the washer + dryer. Liquid detergent and bleach is available or can be purchased at the IGA grocery store or 7-11 in town.
Garbage
Trash collection takes place every Monday morning. The outdoor green garbage can is located beside the house. The trash collectors know where it is, so no need to move it or place it “at the curb”.
Please ensure bags are tied and contain only food, cardboard, paper goods and recyclables. The garbage company will separate trash from recyclables.
Lawn Mowing & Watering + Hedges
We have schedule lawn mowing throughout the Summer.Unfortunately we cannot guarantee exactly when the landscapers will arrive, so please be as accommodating as you can.
Feel free to water the lawn with the hose if you choose, or let the kids run around in the sprinkler attachment. The grass will thank you, especially in July & August! The hose is locsted on the side of the house.
Outdoor String Lights
Please plug in the string lights at the outlet near the picnic table to turn on/off.
BBQ Grill
A propane gas BBQ grill is located outside near the picnic table.
To get started, first ensure the knob on the propane tank is turned to OPEN. This allows propane to flow to the grill. Next, turn the knob on the BBQ to high and then push the ignite button. If the flame does not ignite using the ‘ignite’ button, please use a long-neck lighter instead.
After each use, please clean/scrub the grill surface, hang up the cooking tools, turn the knob on the tank to CLOSE and close the grill top.
We try to always provide full tanks, but if necessary, propane tank refills can happen at Becker’s Hardware store in town. Please bring an empty tank with you and exchange it at Becker’s for a full one. It is best to park in the rear lot when exchanging tanks. Please let us know if you exchange a tank so that we can reimburse you! It’s about $25 per tank.
Bikes
A pair of beach cruisers are available for you use. Please treat the bikes with care and be sure to lock the bikes at all times - including when parked in the yard - using the combination locks provided. Combination Lock Codes:

It is understood and agreed that the Owners shall not be liable to the Guest for personal injury or death as a result of Guest’s use of the bicycles.

Check Out
Sheets & Towels
No need to strip the beds when you check-out. Our housekeeper prefers that all bedding be left on the beds for her to gather and wash. Please place any used bath towels, dish towels or beach towels on the floor in front of the washer + dryer.
Garbage
Please bag and discard any garbage and kitchen perishables into the large green can beside the shed before you leave. If any extra garbage or personal belongings are left behind that require a trip to the dump, a $500 trash removal fee will be deducted from the security deposit.
Pantry + Refrigerator + Coffee Maker
Please take with you or discard any perishable food items before you check out, including items in both the pantry (i.e. bread, crackers, chips, etc) and the fridge (i.e. veggies, fruits, meats, etc). Things like coffee, ketchup/mustard, beer, spices/herbs and oils/vinegars are fine to leave if you like.
Please also discard used coffee grounds from the coffee maker.
A dirty kitchen, including unwashed pots, pans, plates, countertops, etc., will result in a security deposit deduction.
Windows
Between May – September, please leave the bathroom window slightly cracked so the house can breathe.
Between October – April, please ensure all windows are securely closed and set the NEST thermostat to 60 degrees before you depart.
Turn Off
Please turn off the lights, fans, plug-in radiators and the A/C unit.
Lock Up
Please ensure the front windows are closed, the front door is locked and the house key is returned to the lock box. Check out time is 10 am.
