Welcome to @montaukcottage, our bright and tidy beach cottage in Montauk. We have prepared the following House Manual to help you enjoy your stay. Of course, feel free to contact us directly if you have any questions as you prepare for your upcoming trip, or if something comes up during your stay.

Directions Upon arrival into town on Hwy 27:

  • Take a LEFT onto 2nd House Road

  • Proceed ½ mile 2nd House and take your first available RIGHT onto South Elroy Drive.

  • Take a LEFT onto South Emden Road.   

  • The house will be straight ahead - look for the wooden fence and the large maple tree in the front yard. Number 11.

  • Parking is located on the right side of the house next to the shingled shed with bright blue doors.

Parking

The driveway can accommodate 2 cars. Street parking is prohibited. Please do not block any part of the road at any time.

Key Pad / Self Check In

Access the house through the side door - next to the picnic table - using a 4-Digit User Code.  We will provide you with the 4-Digit User Code prior to your arrival.

To Unlock:

1. Enter the 4 digit code.

2. Press the “Lock/Unlock” button.

To Lock:

1. Close the door.

2. Press the “Lock/Unlock” button.

 

If the key pad malfunctions:

Don’t fret! We have a spare hide-a-key nearby. Just text us right away 631-644-6844

Most likely the lock just needs 4 new AAA batteries…

 

While You Are Here

Neighbors

Please be kind and considerate of our neighbors. This is a calm, quiet, family-oriented neighborhood and we do not tolerate guests who disrupt our neighbors or disrespect our home. House parties, large gatherings and loud music are strictly prohibited. Thank you for your agreement and understanding.

Internet

Our high-speed internet router/modem is located next to the sofa in the living room. If you experience connectivity issues, please unplug, wait 5 seconds and then plug back in.

Bathroom

For proper ventilation, please keep the bathroom window open throughout the Summer, but especially during and after showers. Body soap will be provided. Please provide your own shampoo and conditioner.

Septic / Toilet

Only flush toilet paper. Guests are liable for the cost to fix/repair any bathroom plumbing/septic issues that may arise at any point during their stay, especially those caused by flushing anything other than toilet paper. We apologize for the bold type, but we cannot stress this enough.

Heating & Cooling

A/C units are installed in both downstairs bedrooms and a third unit is installed upstairs.  Please be mindful of usage, and ensure all units are OFF when you leave or check out.  

The NEST thermostat in the dining room only controls the heat and should remain OFF during the Summer.  Do not try to cool the house using the Nest thermostat, as it will cause the system to malfunction and likely heat the home instead of cool. If this rule is not followed, Tenant will be responsible for the cost to repair.

Circuit Breaker

The circuit breaker is located in the basement, accessible behind the house. If you blow a fuse, don’t fret, it’s lilely just a flipped switch.

Stereo

A wireless Bluetooth stereo is available in the living room.  To connect to your phone, please make sure the stereo is in ‘pairing’ mode and Bluetooth is enabled in your phone’s Settings.

Smart TV

We have a Smart TV available for you to log in to your own personal streaming accounts (i.e. Netflix, Amazon, Disney+, Hulu, etc) using your own username and passwords.  Please remember to LOG OUT of any streaming accounts prior to checking out. 

If the TV remote does not work, it likely needs new batteries, which we can reimburse you for. Just let us know, but please check the kitchen drawer by the fridge first before buying new batteries.

We do not have cable or any basic channels.

Kitchen

The kitchen is fully stocked with pots, pans, bowls, cups, wine glasses, cutting boards, knives and utensils for cooking and serving.  There is a toaster, drip coffee maker (#4 cone filters), Vitamix blender & KitchenAid mixer available as well. We do not have a microwave.

The fridge and pantry will be delivered mostly empty, as our house cleaners have been instructed to remove any perishable items.  Please arrive at the house and see what we have before making your first grocery run, or shop ahead and bring what you think you’ll need, including basics such as cooking oils, salt, pepper, herbs and spices.

With that in mind, please remove all perishable items from the fridge and pantry prior to check out.

Dishwasher

When ready to run the dishwasher, first press ONE HOUR WASH, then press START, then close the door firmly. The wash cycle will start automatically. You’ll hear it kick on after about 10 - 15 seconds, but be patient at first.

Household Supplies

We will provide a few rolls of paper towels and toilet paper, as well as coffee filters (#4 cone), garbage bags, dishwasher pods, liquid laundry detergent & basic cleaning supplies to get you started upon arrival. Replacements can be purchased at the IGA or 7-11 in town, or on Amazon.

Laundry 

Feel free to use the washer + dryer, located in the kitchen closet.  Please be mindful of use, as the water empties into a Septic. We typically select QUICK WASH and TIMED DRY. Please do not force open washer or dryer doors once cycle has begun, as this can break the appliances.  

Garbage

The trash cans and trash bags are located beneath the kitchen sink. Extra rash bags may be in the pantry as well.

Trash collection takes place every Monday morning, typically quite early, so try to have most garbage out Sunday night. The large green trash can is located outside behind the kitchen. Please ensure bags are tied and contain only food, cardboard, paper goods and recyclables. No need to move the garbage can out to the street, the garbage collectors know where to find it.

Lawn Mowing & Watering

Yard services will take place regularly throughout the Summer. Unfortunately we cannot guarantee exactly when the landscapers will arrive, so please be as accommodating as you can.

BBQ Grill

A propane gas BBQ grill is located outside near the picnic table.

To get started, first ensure the knob on the propane tank itself is turned to OPEN. This allows propane to flow to the grill. Next, turn the center left knob on the BBQ to high and push the ignite button.  If the flame does not ignite , use a long-neck lighter instead. Lighters are in the drawer next to the fridge.

After each use, please clean/scrub the grill surface, hang up the cooking tools and turn the knob on the propane tank back to CLOSE to stop the flow of propane.

We try to always provide full tanks, but if necessary, propane tank refills can happen at Becker’s Hardware store in town.  Please bring an empty tank with you and exchange it at Becker’s for a full one. It is best to park in the rear lot when exchanging tanks. Please let us know if you exchange a tank so that we can reimburse you!  It’s about $25 per tank exchange.

Outdoor Sting Lights

The outdoor sting lights are on an automatic timer. They will turn on every evening at Sunset and turn off at 9:30 pm. If you prefer to have them turn off earlier or later, please text us and we can adjust the schedule remotely.

Beach Supplies

Beach chairs, a beach umbrella, a beach wagon & a cooler are available for guest use. Please return them to the shed area near bikes after use.

Bikes

A set of beach cruiser bikes are available for Guest use. Please treat the bikes with care, lock them when you head into town/beach and also when not is use back at home.

It is understood and agreed that the Owners shall not be liable to the Guest(s) for personal injury or death as a result of use of the bicycles.

Not for Guest Use: Fireplace & Sauna

We do not allow our guests to use the indoor fireplace or outdoor sauna. Thank you for understanding.

 

Check Out

Sheets & Towels

No need to strip the beds when you check-out. Our housekeeper prefers that all bedding be left in place for her to gather and wash.  Please place any used bath towels, dish towels or beach towels on the floor in the kitchen in front of the washer + dryer.

Garbage

Please bag and discard any garbage and kitchen perishables into the large green can before you leave.

Any excess garbage unable to fit in the green bin will need to personally removed. The Montauk dump & recycling center is located HERE. If excessive garbage or personal belongings are left behind that require a separate trip to the dump, a $500 trash removal fee will be deducted from the security deposit.

Kitchen + Pantry + Refrigerator + Coffee Maker

Please empty the fridge and pantry and take with you or discard any perishable food items before you check out.  Things like coffee, ketchup/mustard, beer, spices/herbs and oils/vinegars are fine to leave if you like. 

Please discard used coffee grounds from the coffee maker.

Wash dirty dishes or start a dishwasher cycle. Wipe down countertops. A dirty kitchen (i.e. unwashed pots, pans, dishes, etc) will result in a security deposit deduction.

Tidy Up

Similar to the kitchen, excessive dirt and/or mess left anywhere in the home, resulting in more work for our housekeeper, will result in a security deposit deduction.

Please ensure any items you may have moved over the course of your stay are returned to where you first found them, especially furniture, toys and kitchenware.

Windows 

Please leave the bathroom window cracked when you check out so the house can breathe. Please ensure all other windows are closed before heading out.

Turn Off

Please turn off the lights and A/C units before your departure.

Lock Up

Please ensure the downstairs windows, the glass sliding door and kitchen door are all closed and locked. Check out time is 10 am.
